Causes of Water Intrusion in the Basement
1. Oversaturated Backfill
The soil removed from around the basement during construction will become more permeable and water-absorbent when backfilled. That increases the chances of oversaturation and hydrostatic pressure buildup during the wet season. The resulting pressure allied to the expansion of wet soil will put pressure on your basement walls, and push the accumulated water into your basement, through gaps, cracks or capilary action.
2. Clogged Footing Drain
Exterior footing drains (also known as French Drains) may become blocked during the backfilling process. They are also prone to clog overtime because of silt and debris. When that happens, they are no longer doing the work they were designed to. They will cause the soil around the basement to oversaturate, leading water into your basement through small openings and gaps in its floor or walls.
3. Poor Yard Drainage
If tour home has no gutters or if the downspouts are discharging too close to the foundation, water from the roof is contributing to oversaturate the soil. Likewise, if your yard is not properly graded to slope away from the basement walls. Things like proper grading. simple landscaping changes and extended downspouts will not solve wet basement problems but significantly improve the conditions in your basement.
4. Plumbing Leaks
Not every basement water problem comes from groundwater intrusion. A leaky pipe, in the basement or anywhere in the house can result in a wet or flooded basement. A good sump pump system should be able to deal with water in the basement, no matter where that water is coming from.
Common Sources of Basement Leaks
Wall-Floor Joint
When basements are built, a small gap is usually created intentionally between the floor and the wall to prevent cracks from forming on the cem,ent slab. Water under high pressure due to poor foundation drainage can penetrate this gap and flood the basement
Cracks in the Basement Wall
Cracks of any type in basement walls will allow water to seep in. Concrete blocks usually used to build basement walls are very porous and hollow, Water often accumulates inside block walls. In addition, hydrostatic pressure and soil movement cane weaken and break mortars joints. The same happens with mortar joints in stone basement walls. Poured concrete walls can crack while curing. or due to wall movement, creating opportunities for water to get in.
Rusty Basement Windows and Window Wells
Old iron basement windows can rust and decay overtime, creating another common path for water intrusion. Window wells that are unkempt and filled with debris tend to aggravate the problem.
