Horizontal Crack Mid-Height on a Long Foundation Wall

A single continuous horizontal crack running at mid-height across a long foundation wall is the signature failure pattern of lateral soil pressure exceeding the flexural capacity of the wall. It is most commonly observed on the uphill side of a sloped New Jersey lot, or where driveway runoff concentrates hydrostatic pressure against the foundation.

When the associated deflection remains below two inches, the wall can be stabilized with carbon fiber straps spaced at engineered intervals. Above two inches, steel beams or wall reconstruction may be required. Early intervention preserves the full range of repair options.
