Water Seepage Through Basement Wall Joints

The joint where your basement wall meets the floor slab -- known as the cove joint -- is one of the most common water entry points in residential foundations. As concrete cures and the home settles, a gap or porous zone develops at this joint that allows groundwater under hydrostatic pressure to seep into the basement. Wall-to-wall corner joints and construction joints in poured concrete walls are also common seepage points.

Why the Cove Joint Leaks

The wall-floor joint is not monolithically cast in most residential foundations -- the wall is poured separately from the floor slab, creating an inherent seam. Over time, hydrostatic pressure from saturated soil pushes water through this seam. The seepage may appear as a wet line along the base of the wall, small weeping points, or diffuse dampness spreading inward from the wall base.
